We are the largest full-service property management company located in the heart of Amelia Island, Fernandina Beach and Yulee. Founded in 2003 by Dee Chaplin and Hugh Williams, owners of Berkshire Hathaway HomeServices Chaplin Williams Realty, as a wholly owned company dedicated to only professional property management. Our services include everything from marketing vacant properties, collecting rents, managing all bookkeeping, to handling day to day maintenance. What differentiates us from our competition is that we are truly immersed in the business of professional property management and use the very best management tools and latest technology available to achieve your goals. Tenants can pay their rent on line each month and owners can choose to have their rental proceeds directly deposited into their bank accounts electronically both at no extra charge.
Chaplin Williams Rentals exclusively handles Residential Property Management. Our focus is on maintaining investment properties and on advising our clients on how to maximize their cash flow, or in some cases, minimizing their negative cash flow. We believe that thorough a meticulous tenant screening process for potential tenants and strictly enforcing all rules and regulations, lease agreements terms and addendums, are essential to achieving these goals.

» Senior Leasing Agent
Originally from the Atlanta area, Lee joined the Bulldogs after high school. Graduating from the University of Georgia in 1978, he honed his skills in the Circulation Department of Atlanta Newspapers. Before moving to Fernandina Beach with his wife in 2004 he took the role of Circulation Manager where he implemented his skills to bridge the gap between the product and the people.
Joining Chaplin Williams Rentals in 2006 as a Leasing Agent, Lee's abilities were applied to bringing properties and tenants together. The love of the area that brought him to Nassau County has made him a huge asset to us, enabling him to share his infectious laid back personality with newcomers, making them comfortable immediately.
Not one to pass on an opportunity to educate you on Florida's history, Jane is an Amelia Island staple. Hailing from an impressive line of pioneering ancestors, she has been managing various businesses for most of her adult life which has instilled tenacity and attention to detail that makes her a huge asset as our accounting specialist.
One way or another, Jane has been working with Chaplin AND Williams since she was a teenager. She officially joined the company in 2000 when she began selling real estate. Still working the occasional deal, Jane knows the ins and outs of the business, helping both our owners and tenants with questions about their accounts.
» Maintenance Manager
One of the few natives of Fernandina Beach, Brad was born and raised here on Amelia Island. With us since 2007, Brad brings over 22 years of experience to our team as the Maintenance Manager; his lighthearted attitude bringing levity to a very stressful business.
Having worked for 16 years as a National Project Manager for an international service company Brad's knowledge base extends far beyond basic home repair, enabling him to help diagnose problems and choose the right contractor. Together with his persistence and understanding of the business, Brad is able to coordinate with Tenants, Owners, and Vendors to keep everyone happy.
